3 Steps to Successfully Selling Your Home

You can count on our transparency, reliability, and expertise—we are committed to providing you with all the services agreed upon on an individual basis.

Marketing Preparation

We assess your property using a specialized property survey form, review and supplement the property documentation, and obtain any missing documents from the land registry, GIS, or the STWEG administration. We then conduct a market analysis and property appraisal, prepare floor plans designed to promote sales, and produce professional photos—and for special properties, videos or virtual 3D tours as well. Finally, we create the property brochure, enter the property into our real estate software, and research the surrounding area—from schools and shopping options to transportation links.

Marketing and Reaching Prospects

We analyze our database of prospective buyers and reach out specifically to all interested buyers whose search profiles match your property. Depending on the property and our agreement, we supplement our outreach with neighborhood marketing, information to neighbors, a “For Sale” sign, print advertising, flyers, and a property brochure displayed in the storefront window. Online, we showcase the property on our website, on Homegate, and in some cases on ImmoScout24 and icasa, as well as on partner websites. If necessary, we supplement our marketing efforts with affiliate marketing or a targeted Google AdWords ad.

Tour, Sale, and After-Sales Service

We screen prospective buyers, coordinate viewing appointments, conduct the viewings, and prepare a viewing report. We then handle negotiations between the prospective buyer and the seller, obtain confirmation of financing, and, upon request, compile the financing documents. Together with the notary, we prepare the purchase agreement, discuss the draft with the buyer and seller, and accompany you to the notary appointment. Afterward, if needed, we can connect you with local tradespeople or assist with insurance matters.

Selling Real Estate Privately in Zug and Lucerne: Why High Demand Alone Isn’t Enough

A private sale is generally possible. However, even in regions with high demand, a favorable outcome is not guaranteed. The asking price must align with the micro-location, the condition of the property, the standard of finishes, and the buyer’s current financial situation. At the same time, documents must be prepared, inquiries reviewed, showings organized, and negotiations conducted. It is precisely these factors that determine whether high demand will actually lead to a secure and financially sound transaction.

  • Canton of Zug: In 2025, the vacancy rate stood at just 0.42 percent, making it the second-lowest among all Swiss cantons. Of a total of 261 vacant apartments, only 107 were listed for sale. This highlights the high demand but does not replace a robust appraisal and buyer screening.
  • Canton of Lucerne: With a total housing stock of 213,845 apartments, 1,665 vacant apartments were counted. Only 251 of these were listed for sale; the vacancy rate was 0.78 percent, which was below the Swiss average of 1.00 percent.
  • Neighboring Regions: In the canton of Schwyz, the vacancy rate was 0.52 percent; in the canton of Zurich, it was 0.48 percent; and in the canton of Aargau, it was 1.18 percent. Supply and demand already differ significantly between the Schwyz basin, the Knonau district, and the Freiamt region. Therefore, flat-rate prices per square meter do not provide a complete picture.

What Over 45 Years of Experience and a Well-Coordinated Team Can Achieve

Hegglin Group AG deliberately operates as a small, well-coordinated team. Every sales project is managed collaboratively, while defined roles and clear processes ensure a reliable workflow. As a result, important decisions—such as pricing strategy, presentation, or buyer selection—do not depend on the judgment of a single individual. Diverse areas of expertise come together precisely where they make a tangible difference for your sale.

Added to this are over 45 years of real estate brokerage experience, more than 1,250 properties sold, and hundreds of buyer profiles on file. Before a property is widely advertised, the team checks whether a suitable prospective buyer has already been identified. If not, a targeted marketing campaign is launched featuring professional photos, a property brochure, and presentation formats tailored to the property. Personal circumstances are handled discreetly—because behind every sale there are people, plans, and often a new chapter in life.
