It's easy to come up with a number from a calculator. But making a sound decision requires more than that.

A professional real estate appraisal is always worthwhile when the resulting figure is to serve as the basis for an important decision. This applies just as much before a sale or rental as it does in the case of an inheritance, a divorce, succession planning, or long-term financial planning. You’ll learn what financial value you actually hold and what opportunities this presents.

An online calculator primarily processes information such as ZIP code, living area, year of construction, number of rooms, and property type. A personal appraisal can additionally assess how well a floor plan works, the quality of any renovations, what maintenance is needed, and how factors such as views, noise, sunlight, floor level, or land use affect the value. Easements, building rights, ancillary areas, or the need for renovations within a condominium association can also play a role. For this reason, the online valuation is suitable as an initial guide to market value, while a reliable assessment must take the property itself into account.

The region sets the price range. The micro-location affects the outcome.

The Canton of Zug’s real estate market dashboard shows significant differences in regional median listing prices for condominiums in the first quarter of 2026. Prices range from CHF 8,015 per m² in Freiamt to CHF 16,818 per m² in the Zug region. For a 100 m² apartment alone, this translates to a difference of more than CHF 880,000—even before factors such as condition, amenities, and specific location are taken into account.

  • Zug Region – CHF 16,818 per m²: In addition to the high regional price level, factors include the location within the municipality, lake and mountain views, sunlight exposure, transportation access, and proximity to Zug, Baar, or Cham. For houses and plots of land, the land value is also a factor: The modeled median for single-family home building lots in the MS region of Zug was CHF 5,890 per m² in the second half of 2025 .
  • Lucerne Region – CHF 9,934 per m²: City location, lake and Alpine views, slope gradient, accessibility to the city center, and the differences between Lucerne and neighboring municipalities shape the valuation. Even within a single neighborhood, the floor level, orientation, and noise exposure can lead to significantly different results.
  • Knonauer Amt – CHF 11,086 per m²: The connection to Zug and Zurich influences the regional price level. For individual properties, additional factors include proximity to the train station and village center, the shape of the lot, the development potential, and the specific residential location within the municipality.
  • Innerschwyz and Schwyz Basin – CHF 12,895 per m²: Lake or mountain views, sunny exposure, and hillside location can carry significant weight here. Equally important are connections to Schwyz, Brunnen, or Arth-Goldau; potential natural hazards; and the usability of the property.
  • Freiamt – CHF 8,015 per m²: There are noticeable differences between well-connected commuter towns and more rural residential areas. Proximity to the train station, travel routes to Zug and Zurich, local infrastructure, and opportunities for development and expansion must therefore be evaluated on a case-by-case basis.

The prices per square meter listed are regional asking prices and do not yet represent the value of a specific property. They provide a general framework; a personalized assessment determines where the individual property fits within that framework.

Frequently Asked Questions from Our Customers

What do I need to prepare for the evaluation appointment?

Don’t worry—you don’t need to pore over files in advance. If you have floor plans, a living space calculation, or an energy performance certificate on hand, that’s helpful, but it’s not a requirement for our initial meeting or a rough price estimate. If any important documents needed for a future sale are missing, we’ll be happy to handle all the paperwork and procurement for you anyway.

How exactly do you determine the actual value of my home?

We do not rely on rough algorithms, but rather on recognized valuation methods (comparable sales, cost, or income approaches) combined with genuine local market experience. During the on-site visit, we assess the specific condition of the property, any upcoming renovations, its energy efficiency, and—above all—its micro-location. We then cross-reference these hard facts with current transaction data from the region to determine a realistic price that is market-competitive.

Is the on-site appraisal really completely free?

Yes, there are no hidden costs associated with this service for you. Why do we do this? Because a professional real estate appraisal is the absolute foundation of any successful home sale. We view this step as our initial investment. It’s our chance to demonstrate our local market expertise and approach to you—completely risk-free.

Does leaving a review mean I'm committing to a sale right away?

No, absolutely not. Our professional property valuation is 100% non-binding. Many property owners initially use this service simply to have a reliable basis for decision-making when planning for the future (e.g., in the event of an inheritance, a move, or simply to get an overview of their assets). Whether, when, and to whom you eventually sell your property is entirely up to you. We do not pressure you in any way.
