We accompany you from the decision to sell your property to the handover of the keys to the new owner. We know all the steps on the way to a successful sale and guarantee you a smooth and professional process. 1. preparation of the marketing

Property appraisal with special recording sheet, examination and compilation of property documents from the owner, obtaining missing and current documents from the land registry, GIS, STWEG administration, preparation of a market analysis and property valuation, preparation and processing of sales-promoting floor plans, photos from the in-house professional photographer and video production (for special properties), preparation of virtual 3D tours, professional exposé preparation, entry in professional real estate software, research into the surrounding area (schools, kindergarten, leisure, transport links, shopping facilities), etc.

2. marketing

Analysis of the database of interested parties, information to all interested parties with a search profile in our database, marketing in the surrounding area, informing neighbours, putting up a sales sign (if desired), print advertising in daily & weekly newspapers (if agreed), distribution of flyers in the immediate vicinity (only for special properties), exposé display in the shop window, online marketing, online exposé in property portals such as: homegate, partly Immoscout24, icasa, online exposé on our website, placement in partner websites (affiliate marketing), if necessary creation of a Google Adwords advertisement.

3. inspection and sale

Qualification of interested parties, appointment coordination of the viewing, execution of the viewing, preparation of a viewing protocol, negotiation between interested party and seller, preparation of the purchase contract in cooperation with the notary, discussion of the draft, purchase contract with buyer and seller, coordination and accompaniment to the notary appointment, obtaining the financing confirmation, compilation of the financing documents, bank coordination and submission of financing documents (if desired).

Through a newspaper advertisement, we heard about the possibilities of how to approach a house sale for reasons of age in the most sensible way. At a very informative orientation by the Hegglin - Group we learned that in addition to sale, donation, inheritance and renting, property swaps are also conceivable.

After a detailed discussion, we decided to sell the house. However, we felt clearly out of our depth for this procedure, so we gave the Hegglin company a brokerage assignment.
