If you want to sell a pre-owned property, you should know that prospective buyers will look very closely at its features. They ask themselves whether it is suitable for them because it has a contemporary design or whether they will have to make major and costly changes after the purchase and before they move in, which will increase their expenses.
For example, while bathrooms in the 1970s and 1980s were often designed to be quite small, today's residents appreciate more spacious layouts with two washbasins and a larger walk-in shower or bathtub. The same applies to kitchens, which used to be rather small and separate and now combine cooking, dining and living areas as flowing layouts. Such interventions in statics and floor plan planning are expensive. However, if you as the owner have carried out regular modernisations in the past, the property is more up-to-date and can be marketed at a higher price.
The question of open spaces such as a balcony, loggia or terrace or a garden is also very important. In addition to their size, their orientation can also increase or decrease the value of a property: A balcony facing an inner courtyard or a green area is more likely to be usable than an outdoor seating area located on a busy road. A west-facing balcony with evening sun is more likely to be used than one facing north.
The condition and quality of the building and its technical equipment are also important. Are the windows double or even triple glazed, have the facade and roof been insulated in recent years? Are the basement rooms dry and can they be converted into additional living space if necessary? Does the new owner have to expect to replace the roof soon because it is already over 30 years old and how modern is the heating system?
The older a property is, the more important the question of how much has been invested in modern technology and equipment. If this has not been done, it reduces the value of the property.
If, on the other hand, a young home is sold that is only five years old, for example, the technology and fittings will be state of the art and the new owner will probably hardly have to pay any additional costs for conversions and refurbishments.
