6 steps to a successful visit

To avoid mass viewings, it is important to invite the right candidates for the viewing on the one hand and to prepare the viewing perfectly on the other. Our eight tips will help you do this.

The first steps have already been taken: you have aroused the interest of potential buyers. Before an appointment to view the property is made, however, you should filter exactly who is seriously interested in your property so as not to waste time with unpromising prospective buyers. This makes it all the more important how you proceed now.

1. plan the tour

Before you take your prospective buyers on a tour of your property, you should plan how you want to proceed. Which room should be shown first, and does your home perhaps have special features that you want to emphasise? It is advisable to set out a route and save the highlight of your property for last, as the last impressions are particularly memorable. A property expert can help you carry out the viewing professionally and in the best possible way.

2. prepare rooms

On the day of the viewing, a well-kept condition of your property is the be-all and end-all. Therefore, spruce up the exterior as well as the interior. Make sure that all rooms are tidy and clean. In some cases, it is even worth freshening up the colour of the walls.

When it comes to decoration, less is more. Create a feel-good atmosphere without making the rooms look too cluttered. Personal objects such as photos or seasonal decorations should be removed.

Little tip: You can also create a cosy atmosphere with pleasant smells when you make fresh coffee or have fresh bread in the bread baking machine. A homemade cake, for which you may always receive compliments from friends and relatives, can also entice you to buy a house with its scent from the oven.

3. communicate defects openly

Buying a property is a serious decision for many people. It is therefore all the more important that you deal honestly with potential buyers and communicate defects openly. For example, if your property is affected by mould or a damp cellar, you should also disclose this and ideally also include it in the purchase contract.

4. caution is better than forbearance

You should by no means go into the flat viewing full of mistrust, but keep in mind that you are letting strangers into your flat. True to the motto "better safe than sorry", it is therefore advisable to store valuables in a safe place.

5. personal contact

It is also important that you are personally present at the viewing. After all, you know your property best and can answer prospective buyers' questions personally. This leaves a positive impression. It is therefore important to make time for your customers personally for the viewing appointment and to be on site.

Also, be prepared for numerous questions from prospective buyers at the end of the viewing. Questions about the neighbourhood and the surrounding area are particularly popular. You can confidently keep your personal reason for selling to yourself, because that is your business alone.

6. time to look around

When you have finished your tour, feel free to give visitors the opportunity to look around again themselves. However, stay close by so that questions can also be answered and you are on the safe side. Most interested parties need some time to think things over at the end of the viewing. Agree on a specific period of time. This way you don't have to let time pass unnecessarily and you know exactly where you stand.
